The large-group checklist most villas fail
- Bathrooms, not just bedrooms. Twenty people sharing three bathrooms ruins a morning. All 6 of our bedrooms have attached bathrooms.
- Two living rooms. Every big group splits into the loud room and the quiet room by 11 PM. We have both.
- Real sleeping counts. 12 on beds, the rest on proper spare mattresses, not “sofa sleeps two” arithmetic. Tell us your exact headcount and we tell you exactly where everyone sleeps.
- Feeding everyone at once. Our kitchen serves the full group together: veg thali Rs 710, chicken Rs 830, fish Rs 1,230 per person. Menu details are on the food page.
- Parking. 3 to 4 cars inside the gate; tempo travellers can drop at the door.
What it costs per person
The math is the reason groups pick a villa. Twenty guests on a weekday night: Rs 12,000 base plus Rs 8,000 for eight extra guests is Rs 20,000, which is Rs 1,000 per head before GST for a private pool, lawn, and the entire house. A Saturday works out to Rs 24,000 plus extras, still under Rs 1,700 per head. Compare that with five hotel rooms that scatter your group down a corridor with a shared-pool timetable.

Corporate offsites and team outings
On weekdays the villa doubles as an offsite venue: Wi-Fi throughout, two living rooms that seat a full team for sessions, and the pool and lawn for everything after 6 PM. A 12-person team on a Monday to Thursday night is Rs 12,000 for the venue, less than most Mumbai conference rooms charge for a day. What a big group can do within 15 minutes
- Revdanda Beach, 5 minutes: quiet, uncrowded, best for sunset walks with the whole gang
- Nagaon Beach, 15 minutes: parasailing, banana boat, jet ski for the adrenaline half of the group
- Korlai Fort and Revdanda Fort: easy morning excursions before the pool opens
House rules we hold the line on
We host celebrations happily: birthdays, anniversaries, reunions, haldi functions on the lawn. We do not host DJ parties, and quiet hours after 10:30 PM protect our neighbours in Chaul village. Pool hours are 8 AM to 8 PM. Groups that want a party villa with speakers till 3 AM will genuinely be happier elsewhere, and we will tell you that honestly on the first call.
